This chapter presents an overview of the condition and quality of housing in Nigeria and its implication on respiratory health. Addressing housing issues offers public health practitioners an opportunity to assess an important social determinant of health. This chapter detailed the housing characteristics in Nigeria and revealed that respiratory health conditions, especially among children is associated with certain environmental factors that perturb the composition of the indoor air, and thus the housing quality. Drawing on this perspective, this chapter pursues the following questions: (1) What are the factors that affect the quality of housing where people spend most of their time daily? and (2) Given the housing condition in Nigeria, what housing-related factors influence the prevalence of respiratory health conditions especially among children? In the course of the discussion, we described the meteorological conditions of houses in relation to respiratory conditions, established a link between
In this cross-sectional study on poor housing conditions in association with child health in a disadvantaged immigrant population in Rosengård, Malmö, Sweden, housing conditions seemed to be associated with general health and asthma as observed by other, as well as with indicators for mental well-being, which is less evident from existing literature.. The housing conditions of the children were very poor with a high prevalence of cockroaches, especially in the study neighbourhood Herrgården, where 67% of the apartments had been sanitised from cockroaches and 27% of the apartments were infested with cockroaches at the time of the study. In the second study area, Törnrosen, cockroaches were present in only 6% of the households. Mould and dampness were also more common in Herrgården where mould was visible in 40% of the apartments compared with 13% in Törnrosen. Moreover, the general health of the children in Herrgården seemed poorer than in Törnrosen and in the general population of the ...
As a part of the 2020 Executive Budget proposal, New York Governor Andrew M. Cuomo highlights the need for good housing quality to stop more asthma cases.

The COVID-19 pandemic has shut down large swaths of the nations economy, affecting the day-to-day lives of millions of households. Housing markets, like nearly every sector of the economy, will not be spared. Demand for housing will likely soften as unemployment grows and household incomes decline. Moreover, thousands of homes have already been pulled off the market, affecting both potential buyers and sellers. Fewer housing units will also be produced in the short-term, possibly impacting housing affordability over the long run.. But what we know to date is preliminary, as key housing market indicators - on housing construction, sales, prices, inventory, and more - begin to trickle out. On a seasonally adjusted annual basis, for example, new housing starts declined 22 percent in March from the prior month. While such monthly data is volatile and susceptible to future revisions, this is the largest one-month decline since the mid-1980s. Likewise, new home sales declined 15 percent last month. ...
Sri Mulyani noted that housing demand in Indonesia has reached 820 thousand to one million houses a year. Some 40 percent of the demand could be met through the involvement of private sector, 40 percent though independent wealthy citizens, and some 20 percent through the governments subsidy to poor people. The government in 2016 had allocated Rp24.4 trillion of its state budget for the development of 21,763 units of apartments and 158,367 stimulant assistances for housing quality improvement. In 2017, the number of apartments has increased to 13,253 units and stimulant assistances to 108 thousand for housing quality improvement. The government has also provided Rp9.2 trillion of funds for 83,493 low-income families in 2016 and Rp9.7 trillion of funds for 175 thousand low-income families in 2017 through Housing Finance Fund Management Center (PPDPP). As of now, state-owned secondary mortgage company PT Sarana Multigriya Finansial (SMF) has received Rp27.39 trillion of funding, including Rp1 ...

The four neighborhoods in Brooklyn with the highest avoidable adult asthma hospitalization rates are all over 83 percent black and Latino, and they also have some of the highest poverty rates in the borough. While showing the connections between race, poverty, and health on a microscopic level, the data also offers a glimpse into some of the reasons why the differences may be so high. In Brooklyn, most of the levels of particulate matter (as a form of air pollution) range from 8 to 9.5 micrograms per cubic meter. When it comes to housing quality, in six neighborhoods, 70 percent or more rented homes have at least one maintenance defect. All six of those neighborhoods are predominantly black and Latino, and four out of the six neighborhoods have high rates of asthma hospitalizations. Poor housing quality could mean the presence of mold or asbestos, which are associated with respiratory illnesses.. The most important thing about all of this data is that it shows a complete picture of how the ...
Downloadable ! Author(s): Hilary Williamson Hoynes & Daniel McFadden. 1994 Abstract: Equity in housing is a major component of household wealth in the United States. Steady gains in housing prices over the last several decades have generated large potential gains in household wealth among homeowners. Mankiw and Weil (1989) and McFadden (1993b) have argued that the aging of the US population is likely to induce substantial declines in housing prices, resulting in capital losses for future elderly generations. However, if households can anticipate changes in housing prices, and if they adjust their non-housing savings accordingly, then welfare losses in retirement could be mitigated. This paper focuses on two questions: (1) Are housing prices forecastable from current information on demographics and housing prices?; and (2) How are household savings decisions affected by capital gains in housing? We use metropolitan statistical area (MSA) level data on housing prices and demographic trends during the 1980

A new Resources for Renters website has been launched by the City of Austins Neighborhood Housing and Community Development Department as a central location for multiple tools and programs that can help renters secure safe, fair, and affordable housing. Many Austin renters spend more than half of their income on rent, and may have specific needs, or be at risk of displacement due to a number of factors-e.g., redevelopment, rent increases, changes in property management, emergency situations, evictions, etc.. The Resources for Renters site is designed to address client needs, with information about locating rental housing, dealing with landlords, getting assistance in paying for rent or utilities, knowing legal rights when being evicted, securing transitional housing assistance, and helping children obtain support services in schools. In the future, the website will also contain contact information for affordable housing units to help households find affordable housing more easily.. For further ...
Smoke-Free Multi-Unit Housing refers to a ban on smoking tobacco products in multiple‐unit or multi‐unit housing (MUH) complexes, which are defined as a public or private building, or portion thereof, containing two or more dwelling or other housing units including, but not limited to, a building with live/work units, apartment buildings, condominiums, senior citizen residences, nursing homes, housekeeping room/units, residential or single room occupancy hotels, and other multiple unit residential dwellings, group housing, or boarding facilities. According to recent estimates, within the United States, roughly 80 million (1 in 4) residents live in multi-unit housing complexes and more than 1 in 3 renters are exposed to secondhand smoke. The first ban on smoking in multi-unit housing in the U.S. occurred in Belmont, California due to the advocacy efforts of a group of low-income senior citizen residents who were frustrated by the drifting secondhand smoke from their neighbors. The City ...

Background: There is a need for more evidence linking particular housing improvements to changes in specific health conditions. Research often looks at generic works over short periods. Methods: We use a longitudinal sample (n = 1933) with a survey interval of 2-5 years. Multivariate logistic regression is used to calculate the odds ratios of developing or recovering from six health conditions according to receipt of four types of housing improvements. Results: Receipt of fabric works was associated with higher likelihood of recovery from mental health problems and circulatory conditions. Receipt of central heating was also associated with higher likelihood of recovery form circulatory conditions. No evidence was found for the preventative effects of housing improvements. Conclusions: Health gain from housing improvements appears most likely when targeted at those in greatest health need. The health impacts of area-wide, non-targeted housing improvements are less clear in our study. ...

A mortgage is a loan that must be taken out by all homebuyers. The mortgage is provided by a bank or other lending institution and gives the homebuyer the money needed to purchase the home. The mortgage then needs to be paid back by the borrower in monthly payments with interest on the loan. The term of a mortgage is generally anywhere between fifteen to thirty years. When taking out a mortgage, the homebuyer first needs to decide what type of mortgage is right for them, as there are many. This is the biggest decision to make when getting a mortgage and the answer will be different for everybody considering that everyone has different financial needs and goals. The options for mortgages are: interest only loans, adjustable rate mortgages (ARMs), pay option ARM loans, balloons, fixed rate loans, extendable balloons, conventional loans, and FHA loans. These are just a few types of mortgages that are available. A fixed rate mortgage provides for the most security. A fixed rate mortgage is a mortgage

Understanding the links between housing and health is increasingly important. Poor housing quality is a predictor of poor health and developmental problems in low-income children. We examined associations between public housing type and recurrent pediatric emergency and urgent care hospital visits. Children ages 0-18 with public insurance who sought emergency care from any of three large medical systems in San Francisco were categorized by whether they lived in public housing redeveloped through the federal HOPE VI program, nonredeveloped public housing, or nonpublic housing in a census tract that also contained public housing. After we adjusted for potential confounding characteristics, we found that children living in nonredeveloped public housing were 39 percent more likely to have one or more repeat visits within one year for acute health care services unrelated to the initial visit, compared to children who lived in redeveloped HOPE VI housing. We observed no differences in repeat visits ...

In response to Californias critical housing needs, the legislature enacted housing element law with the goal of adequate and safe housing for every Californian. The attainment of housing for all requires the cooperation of local and State governments.. Housing element law requires local governments to adequately plan to meet their existing and projected housing needs including their share of the regional housing need. Housing element law is the States primary market-based strategy to increase housing supply. The law recognizes the most critical decisions regarding housing development occur at the local level within the context of the general plan. In order for the private sector to adequately address housing needs and demand, local governments must adopt land-use plans and regulatory schemes that provide opportunities for, and do not unduly constrain, housing development for all income groups.. Unlike the other mandatory elements of the general plan, the housing element is subject to detailed ...
Background. Socio-economic resources may be associated with infant feeding in complex patterns in societies undergoing a nutrition transition. This study evaluates associations of housing quality, food security and maternal education to the World Health Organization (WHO) feeding recommendations and to consumption of highly processed snacks (HP snacks) and sugar-sweetened beverages (SSBs) in rural Nicaragua.. Methods. Data were collected from May to November 2009, with mothers of 0- to 35-month-olds being asked about young child feeding using a food frequency questionnaire. A validated questionnaire was used to assess household food insecurity and data were collected on maternal education and housing quality. Pearsons chi-squared test was used to compare proportions and determine associations between the resources and young child feeding. The three socio-economic resources and other confounders were introduced to multivariate logistic regression analyses to assess the independent contribution ...

Description: The American Community Survey (ACS) is a nationwide survey designed to provide communities a fresh look at how they are changing. The ACS replaced the decennial census long form in 2010 and thereafter by collecting long form type information throughout the decade rather than only once every 10 years. Questionnaires are mailed to a sample of addresses to obtain information about households -- that is, about each person and the housing unit itself. The American Community Survey produces demographic, social, housing and economic estimates in the form of 1-year, 3-year and 5-year estimates based on population thresholds. The strength of the ACS is in estimating population and housing characteristics. It produces estimates for small areas, including census tracts and population subgroups. Although the ACS produces population, demographic and housing unit estimates,it is the Census Bureaus Population Estimates Program that produces and disseminates the official estimates of the ...
There could be trouble ahead in Californias housing market as buyers are going deeper into debt while sellers are seeing less profit, according to a survey. More than 21 percent of buyers last year took out mortgages with no down payment, soaring from just 4.5 percent in 2000, according to the California Association of Realtors, the industrys trade group. Homeowners are no longer as concerned about paying off their mortgage as previous generations, making zero-down loans more appealing, said Jack Williams, president of the California Association of Mortgage Brokers. The report, issued Tuesday, confirmed concerns among some economists that homes have become less affordable in California in part because salaries havent climbed nearly as fast as home prices. Economists also raised concerns about the number of homeowners who are able to cobble together enough financing to purchase a home only by depending on two mortgages. By taking a second mortgage, buyers are able to avoid private mortgage
Increased awareness of the importance of adequate housing was a priority for the previous federal administration. The federal government was committed to launching initiatives that promote access to better housing for low-income families. The Department of Housing and Urban Development (HUD)s 2014-2018 strategic plan aimed to increase access to safe and affordable housing, as well as promote housing self-sufficiency and home stability. The previous administration also enforced a number of measures that required cities to address racial disparities and housing segregation or face penalties. For example, the Affordable Housing program is one of the most comprehensive HUD programs to address the issue of housing affordability in the US. The program targets families who are cost-burdened and have difficulty affording necessities. In 2014, the government spent $18 billion on the Housing Choice Voucher program to help recipients to pay for housing, about $12 billion on project-based rental assistance ...

Census counts should not be confused with the Australian Bureau of Statistics (ABS) official population estimate, the Estimated Resident Population (ERP) which is used for electoral purposes and in assisting in the distribution of government funds to state and local governments. ERP is the definitive population estimate and is derived from the census counts. For example, ERP includes an estimate of Australians temporarily overseas. For a fuller description of population measures and the derivation of ERP, please see paragraphs 7, 8 and 9 of the Explanatory Notes. Appendix 1 includes a table showing census counts and ERP for each State and Territory. One of the important features of the Census is that it describes the characteristics of Australias population and housing for small geographic areas and small population groups. While not available in this publication, data at the smallest geographic level (Collection District) are available in a range of census products. For more information on ...
|p|As the overall population ages, the number of very low-income older adult households that qualify for HUD housing assistance is rising rapidly. Older adults tend to stay in subsidized housing longer than younger families. As a result, older adults make up a growing share of HUD-subsidized renter households. In the last ten years alone, the share of older adults in HUD-subsidized housing has risen five percentage points, and older adult households now make up over a third of all subsidized renters. In this paper, we examine whether the subsidized housing stock is suitable for aging in place. We ask: What physical challenges do older subsidized renters face? What difficulties do they experience with their housing environment? And, are subsidized units more equipped with accessibility features than units without rent assistance?|/p| |p|To answer these questions, we used the 2011 American Housing Survey, the last vintage of this survey to include detailed questions about housing accessibility and

The Improvement Program provides home buyers and home owners with the opportunity to make improvements to their home and allows the homeowner to borrow against the improved value of the property.. The Improved Value is the market value of the property after completion of the improvements.. Many lenders offer attractive refinancing for renovations and mortgage rates are not affected by this program-you will be offered the best rates available.. In the case of your existing home, the property would be appraised with an as is value prior to renovations. An appraiser will then take into consideration the renovations, costs associated and provide a new value for your home once the work is complete.. Your new mortgage financing will be based on the value after renovations.. Keep in mind the rules in the case of refinancing your mortgage do not allow for the mortgage amount to exceed 80 per cent of the improved value.. If you have an existing mortgage it will be paid out from the as is value and ...
High levels of mortgage debt and tighter regulation could constrain the mortgage market for up to five years, Hometrack has forecast.. Hometrack has put together a range of scenarios for the mortgage market until 2015 based on mortgage debt to income ratio. This ratio compares the balance of outstanding mortgages with total annual household income.. Hometrack has calculated that if this ratio stays at 2009 levels we would see gross lending of almost £230bn a year and net lending of £50bn, compared with the £143.7bn gross lending recorded in 2009.. But Gary Styles, strategy, risk and economics director at Home-track, says that for this scenario to happen there would need to be a robust recovery in the housing market and economy, along with lighter touch regulation.. He says: What we need is fairly relaxed regulation in a downturn and tighter regulation in an upturn but what weve had is the reverse.. ...

The audience was literally groaning in the isles last week in response to Council of Mortgage Lenders director general Paul Smees puntastic speech at the trade bodys annual dinner in London.. Some 1,050 people were in attendance, 3 per cent up on last year, with Smee providing a brief speech before dinner started.. His theme was how the mortgage market, after falling on hard times after 2008, had now recovered.. In 2013 at the beginning of the year we were being asked whether the mortgage market was open for business. Well, as Bob Monkhouse once said, they laughed when I said I wanted to be a comedian, theyre not laughing now, and to be fair, Monkhouses classic gag did indeed receive a solid laugh.. They asked if the mortgage market was open for business they are not asking now.. But he was saving the best until last and that came with his description of how the. Government had wheeled out the big guns for the housing market with its Help to Buy scheme.. ...

Since 1998 all residential mortgages in China have been adjustable rate mortgages (ARMs). However, the borrowers motivation for prepayment is different from that in the US or other developed mortgage markets. In the US, mortgage insurance plays an imperative role in covering some of the risk typically faced by housing finance institutions. However, Chinas residential mortgage life insurance (RMLI) market is in its infancy. It offers the insured mortgagor a life-insurance death benefit, arising from only illness or accident, settling the insureds outstanding residential mortgage balance. Prepayments of some RMLIs underlying mortgages are observed, leading to a premature termination of both the residential mortgage and the insurance commitment to settle the outstanding mortgage balance even though the insured has not yet passed away. Because such prepayments significantly influence the pricing of the RMLI, it is imperative to know more about the prepayment rate of occurrence and the prepayment ...

Waiting lists for low-income housing are years in length, and new-build construction of rental housing has fallen over the last two decades. This study proposes a better way to build more low-income housing in expensive Canadian cities. Abstract Household distribution of seroreactivity to Trypanosoma cruzi in inhabitants was analyzed in relation to house construction and the distribution of Panstrongylus megistus, the principal domestic vector of Chagas' disease in a rural area in northeast Brazil. No children residing in mud-brick houses were seroreactive to T. cruzi. The highest rates of seroreactivity occurred in residents of unplastered mud-stick houses, and were twice as high as those found in persons living in mud-brick houses or plastered mud-stick houses. Two-thirds of seroreactive children in this area resided in unplastered mud-stick houses. Over 90% of the P. megistus infestations were found in mud-stick houses. Mud-brick houses had the lowest infestation rates of P. megistus and the lowest household rates of seroreactivity to T. cruzi.
For youth who identify as lesbian, gay, bisexual, transgender, and questioning (LGBTQ), disclosing their sexual identity to family members can mean facing verbal and physical harassment,1-3 sometimes even resulting in out-of-home placement or homelessness.4-6 Because of high rates of rejection and abuse among LGBTQ youth,7,8 it has been suggested that they are overrepresented in unstable housing and the child welfare system.9-14 When placed in an out-of-home setting, LGBTQ youth are more likely to experience victimization and abuse by social work professionals, foster parents, and peers, which has been shown to be related to a lack of permanency15-17 and poorer functional outcomes.18 Existing studies have relied on local or regional samples or on samples of youth living out-of-home. With the current study, we use data from a large statewide school-based survey to assess, first, whether LGBTQ youth are overrepresented in unstable housing (defined according to guidelines from the federal ...
Theres a tremendous disparity there, said Wendy Brunner an epidemiologist for the Minnesota Department of Health Asthma Program.. The program tracks a number of asthma measures, among them emergency department visits, smoking rates, second-hand smoke exposure by people with asthma, rates of flu and pneumonia vaccinations for asthma sufferers and asthma deaths.. Brunner said where people live can explain much of the racial disparity in asthma rates. Like Jackson and her son, many low-income people turn to rentals where they may have less control over their living conditions.. We know in Minnesota that African Americans have the lowest home ownership rate in the state and that has implications for somebody with asthma, Brunner said.. Rental housing can have old, dirty carpets -a big asthma trigger. Tobacco smoke from nearby apartments may seep into the units where people with asthma live. In many cases, theres nothing a renter can do about these problems. Landlords may prevent them from ...

We construct housing price indices for 120 major cities in China in 2003-2013 based on sequential sales of new homes within the same housing developments. By using these indices and detailed information on mortgage borrowers across these cities, we find enormous housing price appreciation during the decade, which was accompanied by equally impressive growth in household income, except in a few first-tier cities. While bottom-income mortgage borrowers endured severe financial burdens by using price-to-income ratios over eight to buy homes, their participation in the housing market remained steady and their mortgage loans were protected by down payments commonly in excess of 35 percent. As such, the housing market is unlikely to trigger an imminent financial crisis in China, even though it may crash with a sudden stop in the Chinese economy and act as an amplifier of the initial shock. The ultimate goal of the intervention discussed in this manuscript, Flash on my neighborhood!, is to reduce mental health inequalities faced by public housing tenants. In Canada, the public housing program is an important component of governmental strategies to fight against poverty and social exclusion. In the province of Quebec, households who live in public housing developments pay only 25% of their income as rent, the remaining being funded by the government. There were close to 74,000 households benefiting from this program in Québec in 2011 [1]. Differently than in other countries, public housing is considered to be a residual housing option in Canada. Only people living in poverty have access to this program. Furthermore, in Québec, the largest proportion of public housing tenants is made of elderly people, mostly living in buildings that are reserved to this population.. Even if they have access to an affordable dwelling, public housing tenants suffer from a higher burden of physical ...

Why should affordable housing projects consider green building? Residents living in affordable housing units should have access to the same sustainable amenities as market rate housing. The list of benefits to residents is lengthy, from a better quality of life, cheaper maintenance and operation costs, less frequent medical visits, better return on investment, to a sense of pride. At the same time, green building provides an advantage to the greater community by providing a healthier living environment, adapting to future climate change, longer lasting materials, well-designed units, walkable communities, and utilizing public dollars more effectively.. Easy ways to green affordable housing projects at little or no cost:. ...

Jasper Municipal Council heard an update about a proposed project to construct 40 affordable staff housing units during its Feb. 16 regular council meeting. The units would be located along Connaught Drive, west of the Petro Canada gas station. The Municipality of Jasper is working with the Jasper Community Housing Corporation (JCHC), the business community and Parks Canada to make the project a reality. Plans have been worked on since 2016 when the JCHC decided to take action on such a project because of the ongoing accommodation shortage in town, and how the lack of staff housing affects businesses abilities to operate. Colliers Project Leaders was hired by JCHC to help with advancing the project and has been focused on the housing project concept, the grant development and submission. Chris Timmons with Colliers Project Leaders told council the goal is two-fold: to define the scope of the project and to determine the cost to do the work. He said the complex will be

Bed bug (Cimex lectularius L.) infestations are currently controlled by a variety of non-chemical and chemical methods. There have been few studies on the comparative effectiveness of these control techniques. We evaluated three bed bug management strategies in an apartment building: (1) non-chemical methods only (n = 9); (2) insecticides only (n = 6); and (3) integrated pest management including both non-chemical methods and insecticides (n = 9). The apartments were one-bedroom units occupied by seniors or people with disabilities. Bed bug numbers in each apartment were determined by visual inspection and/or installing intercepting devices under bed and sofa legs. The median (min, max) bed bug counts in the non-chemical methods only, insecticides only, and integrated pest management (IPM) treatment were: 4 (1, 57), 19 (1, 250), and 14 (1, 219), respectively prior to the treatments. The apartments were retreated if found necessary during biweekly to monthly inspections. After 10 weeks, bed bugs were
Can you imagine paying £10 for a carton of milk? Well, thats how much you would have to pay if the cost of this humble household item had risen in line with house prices since 1971.. A new report, from the housing charity Shelter, has shown just how far house prices have risen since the early 1970s and perhaps goes some way to explaining the figures we looked at a moment ago, which showed home ownership has fallen to levels not seen since the 1980s.. According to the charity, the cost of the average home has risen from £5,632 in 1971 to £245,319; a massive 43 fold increase.. The huge rise in house prices has undoubtedly benefited many people, however, even taking into account the 20% or so reduction in house prices since the peak of the last housing boom, many people are still unable to get on to the housing ladder, often frustrated by the inability to get a mortgage.. Applying the same price increases to everyday items found in most peoples weekly shopping basket, just emphases how far ...

Under the Section 202 program, HUD provides capital advances to finance the construction, rehabilitation, or acquisition with or without rehabilitation of structures that will serve as supportive housing for very low-income elderly persons, including the frail elderly, and provides rent subsidies for the projects to help make them affordable. Ohio State is currently accepting proposals for a new housing development located at the northeast corner of Kenny Road and Woody Hayes Drive. The 10-acre plot of land is slated to become a multi-family housing development catering to graduate students and students with families. According to the request for proposal put out by the university, the development will include up to 450 residential units and offer rental rates at least 25 percent below the market rate of apartments within 10 miles of campus. This proposal would provide graduate students and those with families another housing option that is affordable, safe and located close to campus, Dan Hedman, Office of Administration and Planning spokesman, said in an email.. The development of the housing project comes following the announcement in November that 18 percent of Buckeye Village, which currently offers housing to graduate students, would be demolished to accommodate the construction of a new athletic facility.. SIMCOE MUSKOKA - Exposure to secondhand tobacco smoke in apartments, condos and co-op housing is a serious public health threat for residents in Simcoe County and the District of Muskoka, and the vast majority want smoke-free housing.. Results of two surveys by Ipsos Reid show a majority of all residents believe that all multi-unit dwellings should be smoke-free and, if available, would be the choice of a majority of tenants. The most recent survey conducted in November for the Canadian Cancer Society found 67 per cent of all Ontario residents support 100 per cent, smoke-free multi-unit housing. Those results build on a November 2010 survey conducted for Smoke-Free Housing Ontario. In that survey, 80 per cent of tenants who were currently living in multi-unit dwellings said they would choose to live in a smoke-free building, all other things being equal. Despite that, the supply of smoke-free housing remains disproportionally low.. There is no safe level of exposure to the secondhand smoke that ...

Student dormitory as a social and cultural space plays an important role in students' satisfaction from university and higher education and their educational performance, which is why understanding the living conditions of dormitories and their management is necessary to improve it. The present article, while conceptualizing the quality of dormitory life, uses survey method and questionnaire technique to study the quality of dormitory life among 2500 students in 10 university districts and 22 universities in the country. The findings showed that in the welfare dimension, students were dissatisfied with the facilities of the room, the building and the dormitory, the cultural facilities and the physical welfare facilities. In the cultural dimension, on the one hand, students were dissatisfied with the cultural activities and programs in the dormitory, and on the other hand, they would not enjoy their leisure time. In the social dimension, the identity of social pathologies among girls was mainly

More than 70 residents of Richmond public housing unleashed years of frustration at a public meeting over squalid living conditions and what they called unhelpful and disrespectful Housing Authority staffers. City officials pledged immediate action, saying residents needed to be moved out of the building as soon as possible. The meeting at Hacienda followed weeks of upheaval at City Hall after the Center for Investigative Reporting reported on conditions at Housing Authority developments as well as the agencys chronic mismanagement and mounting debt. Numerous audits, both from HUD and the agencys independent auditors, have identified breakdowns in how the Housing Authority tracks its money, keeps its books and manages its staff. HUD has labeled the agencys executive director as ineffective, questioned the credentials of the finance manager, and criticized the City Council as ill-informed. Jackie Thompson, a public housing resident who sits on the Housing Authoritys tenant advisory commission,

Dr. Walter Ivey Delph, a prominent Harlem doctor, was also a real estate investor in New York City and Long Island who was actively concerned that poor housing produced bad health. Along with his wife he developed the Ivey Delph Apartments as a healthy living environment for African Americans. Delph was honored by the Urban League of New York in 1950 for his contributions to improving housing opportunities, particularly for African Americans. He died in 1960 at the age of 65. Designed in 1948 by Vertner Tandy, the first African American to be licensed as an architect in New York, the modestly stylish apartment building embodies the characteristics of the mid-20th century Moderne style. A six-story, three-bay beige brick building embellished with central curving projecting balconies, the Ivey Delph Apartments were completed in 1951. The building retains a high degree of historic integrity, displaying very few changes since its construction. ...
Mortgage Electronic Registration System: the private corporation built by the mortgage lending industry, whose tool for electronically trading mortgages has thrown the entire housing market into turmoil. In the name of saving a buck, the mega-banks used this tiny company with almost no employees and entrusted it with 60 million of the nations mortgages on its system - 60% of all mortgages in the United States - to predictable results. Starting in the early 1990s, the mortgage lending industry, seeking speed and the evasion of land title costs, decided to bypass the state and county registrars which would normally track and assign the title ownership of properties. Instead they created and used MERS, which operates a database to track that ownership. And they list MERS as the mortgagee of record with the county recorder - so that all the sales and resales and securitization of the mortgages will not result in the fees that follow the recording of mortgage assignments. A major mortgage industry group today released its three-year economic forecast update, projecting robust economic growth of 3.5 percent through 2007, fueled in part by continuing record-high home sales.. The Mortgage Bankers Association predicted that total residential mortgage production in 2005 will be $2.74 trillion, the third-biggest year behind 2003 and 2002.. At about 3.5 percent, economic growth will be solid this year, despite a drag from sharply higher energy prices and a widening trade deficit. Housing will continue to be a major contributor. We expect the string of record-high home sales to continue for the fifth consecutive year, said Doug Duncan, MBA chief economist.. Duncan predicted that the labor market will remain strong, even with an expected pickup in productivity in the second half of the year. Core inflation should edge higher this year but remain near the Feds target of 1.5 percent, Duncan said.. The Fed is expected to continue its modest tightening through next year ...
By Cynthia Kouril , June 10, 2012. Manhattan DA Cy Vance has indicted a bank, a very small bank, for mortgage fraud. The first bank to be indicted in the foreclosure crisis is Abacus Bank, along with some of its executives.. Manhattan District Attorney Cyrus R. Vance, Jr., today announced the indictment of ABACUS FEDERAL SAVINGS BANK (ABACUS or the Bank) and eleven of its former employees in a false document mortgage fraud scheme resulting in the sale of hundreds of millions of dollars worth of fraudulent loans to the Federal National Mortgage Association, commonly known as Fannie Mae. The District Attorney also announced that an additional eight former employees have already waived indictment and admitted their guilt in connection with this conspiracy.. FINALLY, we get a prosecutor with a working set of gonads.. I realize that this is a teeny tiny bank so you may be asking yourself, Whats the big deal? Let me explain: By bringing this case, the Manhattan DAs Office (actually New York ...
Over the course of a 30-year mortgage, you may end up paying more than twice the amount of your principal. The rest goes towards paying interest. That interest is money in the banks pocket, not in your bank account. Prepaying your mortgage is paying extra principal, especially during the early years of your loan, meaning that your house will be paid off that much sooner, and you will pay less total interest over the life of the loan. It could put you that much closer to retirement.
