This chapter presents an overview of the condition and quality of housing in Nigeria and its implication on respiratory health. Addressing housing issues offers public health practitioners an opportunity to assess an important social determinant of health. This chapter detailed the housing characteristics in Nigeria and revealed that respiratory health conditions, especially among children is associated with certain environmental factors that perturb the composition of the indoor air, and thus the housing quality. Drawing on this perspective, this chapter pursues the following questions: (1) What are the factors that affect the quality of housing where people spend most of their time daily? and (2) Given the housing condition in Nigeria, what housing-related factors influence the prevalence of respiratory health conditions especially among children? In the course of the discussion, we described the meteorological conditions of houses in relation to respiratory conditions, established a link between

In this cross-sectional study on poor housing conditions in association with child health in a disadvantaged immigrant population in Rosengård, Malmö, Sweden, housing conditions seemed to be associated with general health and asthma as observed by other, as well as with indicators for mental well-being, which is less evident from existing literature.. The housing conditions of the children were very poor with a high prevalence of cockroaches, especially in the study neighbourhood Herrgården, where 67% of the apartments had been sanitised from cockroaches and 27% of the apartments were infested with cockroaches at the time of the study. In the second study area, Törnrosen, cockroaches were present in only 6% of the households. Mould and dampness were also more common in Herrgården where mould was visible in 40% of the apartments compared with 13% in Törnrosen. Moreover, the general health of the children in Herrgården seemed poorer than in Törnrosen and in the general population of the ...

The COVID-19 pandemic has shut down large swaths of the nations economy, affecting the day-to-day lives of millions of households. Housing markets, like nearly every sector of the economy, will not be spared. Demand for housing will likely soften as unemployment grows and household incomes decline. Moreover, thousands of homes have already been pulled off the market, affecting both potential buyers and sellers. Fewer housing units will also be produced in the short-term, possibly impacting housing affordability over the long run.. But what we know to date is preliminary, as key housing market indicators - on housing construction, sales, prices, inventory, and more - begin to trickle out. On a seasonally adjusted annual basis, for example, new housing starts declined 22 percent in March from the prior month. While such monthly data is volatile and susceptible to future revisions, this is the largest one-month decline since the mid-1980s. Likewise, new home sales declined 15 percent last month. ...
Sri Mulyani noted that housing demand in Indonesia has reached 820 thousand to one million houses a year. Some 40 percent of the demand could be met through the involvement of private sector, 40 percent though independent wealthy citizens, and some 20 percent through the governments subsidy to poor people. The government in 2016 had allocated Rp24.4 trillion of its state budget for the development of 21,763 units of apartments and 158,367 stimulant assistances for housing quality improvement. In 2017, the number of apartments has increased to 13,253 units and stimulant assistances to 108 thousand for housing quality improvement. The government has also provided Rp9.2 trillion of funds for 83,493 low-income families in 2016 and Rp9.7 trillion of funds for 175 thousand low-income families in 2017 through Housing Finance Fund Management Center (PPDPP). As of now, state-owned secondary mortgage company PT Sarana Multigriya Finansial (SMF) has received Rp27.39 trillion of funding, including Rp1 ...

The four neighborhoods in Brooklyn with the highest avoidable adult asthma hospitalization rates are all over 83 percent black and Latino, and they also have some of the highest poverty rates in the borough. While showing the connections between race, poverty, and health on a microscopic level, the data also offers a glimpse into some of the reasons why the differences may be so high. In Brooklyn, most of the levels of particulate matter (as a form of air pollution) range from 8 to 9.5 micrograms per cubic meter. When it comes to housing quality, in six neighborhoods, 70 percent or more rented homes have at least one maintenance defect. All six of those neighborhoods are predominantly black and Latino, and four out of the six neighborhoods have high rates of asthma hospitalizations. Poor housing quality could mean the presence of mold or asbestos, which are associated with respiratory illnesses.. The most important thing about all of this data is that it shows a complete picture of how the ...
Downloadable ! Author(s): Hilary Williamson Hoynes & Daniel McFadden. 1994 Abstract: Equity in housing is a major component of household wealth in the United States. Steady gains in housing prices over the last several decades have generated large potential gains in household wealth among homeowners. Mankiw and Weil (1989) and McFadden (1993b) have argued that the aging of the US population is likely to induce substantial declines in housing prices, resulting in capital losses for future elderly generations. However, if households can anticipate changes in housing prices, and if they adjust their non-housing savings accordingly, then welfare losses in retirement could be mitigated. This paper focuses on two questions: (1) Are housing prices forecastable from current information on demographics and housing prices?; and (2) How are household savings decisions affected by capital gains in housing? We use metropolitan statistical area (MSA) level data on housing prices and demographic trends during the 1980

One of the things that affects the overall age of housing in any given location is the percentage of mobile homes in the mix. The median housing unit in the United States was built in 1976, while the median mobile home was built in the 1990s. Locations with a high percentage of mobile homes, like West Virginia, will have an overall stock of housing that is newer than what one might expect, given other demographic trends like population growth and household size.. Mobile homes (manufactured homes) have a come a long way, in terms of quality of construction and durability, but they still do not last as long as traditional single-family or multi-family structures.. The percentage of mobile homes ranges from 17% of all housing units in South Carolina, to 0.2% of all housing units in Hawaii. Mobile homes are most prevalent in the South and the Mountain West. ...

A new Resources for Renters website has been launched by the City of Austins Neighborhood Housing and Community Development Department as a central location for multiple tools and programs that can help renters secure safe, fair, and affordable housing. Many Austin renters spend more than half of their income on rent, and may have specific needs, or be at risk of displacement due to a number of factors-e.g., redevelopment, rent increases, changes in property management, emergency situations, evictions, etc.. The Resources for Renters site is designed to address client needs, with information about locating rental housing, dealing with landlords, getting assistance in paying for rent or utilities, knowing legal rights when being evicted, securing transitional housing assistance, and helping children obtain support services in schools. In the future, the website will also contain contact information for affordable housing units to help households find affordable housing more easily.. For further ...
Increasing the supply of housing units and broadening the types of housing: Just over half of online respondents said that increasing the overall housing supply in the County is important, whereas nearly all of the in-person participants said the same.. The only way to solve our problem is to increase the supply of housing (except single family homes). The policy mechanisms for doing this are debatable, but the core idea is not. Many online respondents - about 30% - raised concerns that increasing the supply wouldnt make a substantial difference in housing affordability but would come at accost to roads, schools and services.. As with increasing housing supply, there was a similar breakdown in how online and in-person respondents ranked the importance of creating a greater variety of housing choices in Arlington, with more than half of online respondents and all in-person respondents supporting a wider variety of housing types.. We need to let people build mid-rises and high-rises in the ...
Background: There is a need for more evidence linking particular housing improvements to changes in specific health conditions. Research often looks at generic works over short periods. Methods: We use a longitudinal sample (n = 1933) with a survey interval of 2-5 years. Multivariate logistic regression is used to calculate the odds ratios of developing or recovering from six health conditions according to receipt of four types of housing improvements. Results: Receipt of fabric works was associated with higher likelihood of recovery from mental health problems and circulatory conditions. Receipt of central heating was also associated with higher likelihood of recovery form circulatory conditions. No evidence was found for the preventative effects of housing improvements. Conclusions: Health gain from housing improvements appears most likely when targeted at those in greatest health need. The health impacts of area-wide, non-targeted housing improvements are less clear in our study. ...

A mortgage is a loan that must be taken out by all homebuyers. The mortgage is provided by a bank or other lending institution and gives the homebuyer the money needed to purchase the home. The mortgage then needs to be paid back by the borrower in monthly payments with interest on the loan. The term of a mortgage is generally anywhere between fifteen to thirty years. When taking out a mortgage, the homebuyer first needs to decide what type of mortgage is right for them, as there are many. This is the biggest decision to make when getting a mortgage and the answer will be different for everybody considering that everyone has different financial needs and goals. The options for mortgages are: interest only loans, adjustable rate mortgages (ARMs), pay option ARM loans, balloons, fixed rate loans, extendable balloons, conventional loans, and FHA loans. These are just a few types of mortgages that are available. A fixed rate mortgage provides for the most security. A fixed rate mortgage is a mortgage

Understanding the links between housing and health is increasingly important. Poor housing quality is a predictor of poor health and developmental problems in low-income children. We examined associations between public housing type and recurrent pediatric emergency and urgent care hospital visits. Children ages 0-18 with public insurance who sought emergency care from any of three large medical systems in San Francisco were categorized by whether they lived in public housing redeveloped through the federal HOPE VI program, nonredeveloped public housing, or nonpublic housing in a census tract that also contained public housing. After we adjusted for potential confounding characteristics, we found that children living in nonredeveloped public housing were 39 percent more likely to have one or more repeat visits within one year for acute health care services unrelated to the initial visit, compared to children who lived in redeveloped HOPE VI housing. We observed no differences in repeat visits ...

This article posits a new explanation for the housing bubble. It demonstrates that the bubble was a supply-side phenomenon, attributable to an excess of mispriced mortgage finance: mortgage finance spreads declined and volume increased, even as risk increased, a confluence attributable only to an oversupply of mortgage finance.. The mortgage finance supply glut occurred because markets failed to price risk correctly due to the complexity and heterogeneity of the private-label mortgage-backed securities (MBS) that began to dominate the market in 2004. The rise of private-label MBS exacerbated informational asymmetries between the financial institutions that intermediate mortgage finance and MBS investors. The result was overinvestment in MBS that boosted the financial intermediaries profits and enabled borrowers to bid up housing prices.. Despite mortgage securitizations inherent informational asymmetries, it is critical for the continued availability of the long-term fixed-rate mortgage, which ...
In response to Californias critical housing needs, the legislature enacted housing element law with the goal of adequate and safe housing for every Californian. The attainment of housing for all requires the cooperation of local and State governments.. Housing element law requires local governments to adequately plan to meet their existing and projected housing needs including their share of the regional housing need. Housing element law is the States primary market-based strategy to increase housing supply. The law recognizes the most critical decisions regarding housing development occur at the local level within the context of the general plan. In order for the private sector to adequately address housing needs and demand, local governments must adopt land-use plans and regulatory schemes that provide opportunities for, and do not unduly constrain, housing development for all income groups.. Unlike the other mandatory elements of the general plan, the housing element is subject to detailed ...
Background. Socio-economic resources may be associated with infant feeding in complex patterns in societies undergoing a nutrition transition. This study evaluates associations of housing quality, food security and maternal education to the World Health Organization (WHO) feeding recommendations and to consumption of highly processed snacks (HP snacks) and sugar-sweetened beverages (SSBs) in rural Nicaragua.. Methods. Data were collected from May to November 2009, with mothers of 0- to 35-month-olds being asked about young child feeding using a food frequency questionnaire. A validated questionnaire was used to assess household food insecurity and data were collected on maternal education and housing quality. Pearsons chi-squared test was used to compare proportions and determine associations between the resources and young child feeding. Social Housing applicants fill out a single application form to apply for properties managed by Department of Communities and Justice - Housing (DCJ Housing) and Community Housing Providers (CHPs). This application process is managed centrally through the Housing Pathways system - which ensures that the criteria for assessing eligibility for Social Housing applies once across the board. Housing Pathways incorporates a single waiting list that operates across the state. This means that applicants can choose whether they would like to be housed with DCJ Housing or a CHP. If they elect both, this may increase their chances of being housed. Additionally, the application process is made easier through Housing Pathways because applicants can choose to go to any participating CHP or local DCJ Housing office to discuss housing options, update their details or make enquiries about the progress of their application.. For more information about Housing Pathways, please see the Housing Pathways ...

Description: The American Community Survey (ACS) is a nationwide survey designed to provide communities a fresh look at how they are changing. The ACS replaced the decennial census long form in 2010 and thereafter by collecting long form type information throughout the decade rather than only once every 10 years. Questionnaires are mailed to a sample of addresses to obtain information about households -- that is, about each person and the housing unit itself. The American Community Survey produces demographic, social, housing and economic estimates in the form of 1-year, 3-year and 5-year estimates based on population thresholds. The strength of the ACS is in estimating population and housing characteristics. It produces estimates for small areas, including census tracts and population subgroups. Although the ACS produces population, demographic and housing unit estimates,it is the Census Bureaus Population Estimates Program that produces and disseminates the official estimates of the ...

There could be trouble ahead in Californias housing market as buyers are going deeper into debt while sellers are seeing less profit, according to a survey. More than 21 percent of buyers last year took out mortgages with no down payment, soaring from just 4.5 percent in 2000, according to the California Association of Realtors, the industrys trade group. Homeowners are no longer as concerned about paying off their mortgage as previous generations, making zero-down loans more appealing, said Jack Williams, president of the California Association of Mortgage Brokers. The report, issued Tuesday, confirmed concerns among some economists that homes have become less affordable in California in part because salaries havent climbed nearly as fast as home prices. Economists also raised concerns about the number of homeowners who are able to cobble together enough financing to purchase a home only by depending on two mortgages. By taking a second mortgage, buyers are able to avoid private mortgage
Real Estate Loans A mortgage loan, also referred to as a mortgage, is used by purchasers of real property to raise money to buy the property to be purchased or by existing property owners to raise funds for any purpose. The loan is secured on the borrowers property. This means that a legal mechanism is put in place which allows the lender to take possession and sell the secured property (foreclosure or repossession) to pay off the loan in the event that the borrower defaults on the loan or otherwise fails to abide by its terms.. A commercial mortgage is a mortgage loan secured by commercial property*, such as an office building, shopping center, industrial warehouse, or apartment complex. The proceeds from a commercial mortgage are typically used to acquire, refinance, or redevelop commercial property.. Commercial mortgages are structured to meet the needs of the borrower and the lender. Key terms include the loan amount (sometimes referred to as loan proceeds), interest rate, term ...

Mortgage rates stabilized in July before decreasing by 0.15% in early August as reflected in our weekly Primary Mortgage Market survey. The recent low mortgage rates stem from the Federal Reserves July interest rate cut and market anticipation of further rate cuts in late 2019 and early 2020. The recent decline in mortgage rates stem from the on-going global trade disputes and weakening global economy, which have led to a drop in long term interest rates in most countries. Despite the negative impacts of trade and the deteriorating global economy, the domestic U.S. economy continues to grow and the three-year low in mortgage rates has poised housing to reaccelerate.
Increased awareness of the importance of adequate housing was a priority for the previous federal administration. The federal government was committed to launching initiatives that promote access to better housing for low-income families. The Department of Housing and Urban Development (HUD)s 2014-2018 strategic plan aimed to increase access to safe and affordable housing, as well as promote housing self-sufficiency and home stability. The previous administration also enforced a number of measures that required cities to address racial disparities and housing segregation or face penalties. For example, the Affordable Housing program is one of the most comprehensive HUD programs to address the issue of housing affordability in the US. The program targets families who are cost-burdened and have difficulty affording necessities. In 2014, the government spent $18 billion on the Housing Choice Voucher program to help recipients to pay for housing, about $12 billion on project-based rental assistance ...

Staying with the current mortgage/savings scheme would mean $53k in the savings fund after 12 years, but a ~$80k balance on the mortgage at that time, and only the $5k/year of cash from the monthly savings deposit to add to it. This is $35k of cash flow during the 7 years of college attendance for both kids. Net cash available for college is $88k (53 + 35).. After the mortgage is paid off, Id have two years to put that $1400/mo into a savings account -- $34k. A paid-off mortgage also means ~$17k/year of cash (from the former mortgage payment) during college years. Over 7 years of college attendance, this is ~$117k in cash flow. So it looks like this nets $151k (34 + 117) through the end of college attendance.. The 10y mortgage option looks really attractive.. Is there anything Im missing in this analysis that makes the 10y refi a bad idea?. ...

Census counts should not be confused with the Australian Bureau of Statistics (ABS) official population estimate, the Estimated Resident Population (ERP) which is used for electoral purposes and in assisting in the distribution of government funds to state and local governments. ERP is the definitive population estimate and is derived from the census counts. For example, ERP includes an estimate of Australians temporarily overseas. For a fuller description of population measures and the derivation of ERP, please see paragraphs 7, 8 and 9 of the Explanatory Notes. Appendix 1 includes a table showing census counts and ERP for each State and Territory. One of the important features of the Census is that it describes the characteristics of Australias population and housing for small geographic areas and small population groups. While not available in this publication, data at the smallest geographic level (Collection District) are available in a range of census products. For more information on ...
Where do you live? Over a decades-long housing crisis in the UK, the answer to that question has become a complicated one. Our responsibilities and abilities as individuals to put down roots and participate in communities, to invest in the houses we live in and the areas that surround them, have been compromised by years of an unregulated private rental market, unaffordable home ownership and, above all, underinvestment by central government and local councils in the building of new social housing.. Today, one person in every two hundred in England and Wales is homeless. In the first four months of 2018, over 100,000 children in England were living in temporary accommodation, a figure that was up nearly 80 per cent since 2011. In his book about social housing in Britain, Municipal Dreams, John Boughton notes that in 1979, one in three of the population lived in council housing. Today, there are more people living in private rental accommodation than in social housing. A report produced by a ...
|p|As the overall population ages, the number of very low-income older adult households that qualify for HUD housing assistance is rising rapidly. Older adults tend to stay in subsidized housing longer than younger families. As a result, older adults make up a growing share of HUD-subsidized renter households. In the last ten years alone, the share of older adults in HUD-subsidized housing has risen five percentage points, and older adult households now make up over a third of all subsidized renters. In this paper, we examine whether the subsidized housing stock is suitable for aging in place. We ask: What physical challenges do older subsidized renters face? What difficulties do they experience with their housing environment? And, are subsidized units more equipped with accessibility features than units without rent assistance?|/p| |p|To answer these questions, we used the 2011 American Housing Survey, the last vintage of this survey to include detailed questions about housing accessibility and
